Overview

This newly constructed parking garage required a durable, weather-resistant, and long-lasting coating system capable of withstanding constant vehicle traffic, exposure to moisture, and seasonal temperature fluctuations. Parking structures are particularly vulnerable environments—without a properly designed traffic coating system, moisture can penetrate the concrete substrate. Over time, this intrusion can lead to cracking, surface deterioration, chipping, and ultimately water infiltration into lower levels, resulting in costly repairs and long-term structural damage.

To mitigate these risks and ensure long-term performance, Prime Coat supplied its Prime Flex 4615 Traffic Membrane System, the highest-level traffic coating system we offer. This system was selected for its superior waterproofing, flexibility, abrasion resistance, and UV stability—critical performance factors for elevated parking decks.

Installation began with a team of certified applicators performing thorough surface preparation of the concrete substrate to ensure optimal adhesion. Any minor cracks that developed during the concrete pouring and curing phase were properly patched to restore surface integrity and prevent future moisture pathways.

Once preparation was complete, PC 103 CONCOAT epoxy primer was applied. This primer is essential for establishing a strong chemical bond between the concrete substrate and the subsequent coating layers, ensuring system durability and long-term adhesion.

Following priming, PC 620 FLEXCOAT was installed as a flexible waterproofing membrane. This layer provides critical moisture protection while allowing the system to flex and move with the concrete slab as it expands and contracts due to temperature changes—preventing stress-related cracking and failures.

To complete the system, two coats of PC 624 FLEXCOAT AL were applied, with the specified aggregates broadcast between coats. The aggregate enhances slip resistance and wear performance, while the aluminum-pigmented coating increases UV resistance and abrasion durability. A final coat of PC 624 FLEXCOAT AL was then applied to encapsulate the aggregate, resulting in a seamless, high-performance traffic coating system engineered for maximum longevity and protection.

The completed Prime Flex 4615 system delivers exceptional waterproofing, flexibility, and surface durability, ensuring this parking structure is protected against moisture intrusion, vehicle wear, and environmental exposure for years to come.
